Historic semi-detached villa with private garden of 900 m²
Semi-detached house from 1895 with complete structural rehabilitation and private plot of 900 m² in the heart of Galdakao. 209 m² built distributed over four floors, 4 bedrooms, 3 bathrooms, basement-cellar, attic and two parking spaces. New boiler (2024), centralised heating by floors and high-speed fibre optics. Ready to move into. Renfe a minute's walk away, Bilbao in 18 minutes, Metro scheduled for 2027. One of the few single-family homes with a garden available today in Galdakao.
There are houses that are built and houses that are counted. Built in 1895 as the residence of the first director of the Galdakao dynamite factory – a licence, at the time, from a certain Alfred Nobel, who family tradition places on a visit to these walls shortly before he died – it belongs unquestionably to the second group. A semi-detached villa of neo-Basque architecture, with 130 years of documented history and all the structural certainties of the 21st century inside.
It is not a "charming" chalet. It is a villa with a biography.
THE HOUSE
209 m² built in deeds on an urban plot of approximately 900 m² real (technical measurement carried out by an architect; in the deed there are 715 m², a fact that the buyer will appreciate knowing in advance and verifying). Distribution on the ground floor, first floor, added attic and basement, with two outdoor parking spaces – expandable to three – plus free public parking 100 metres away.
Ground floor: hall with direct access to the basement —that basement-cellar that anyone with wines in their head instantly identifies as their place—, bright living-dining room facing the garden, separate kitchen-dining room, toilet, pantry and a bedroom currently in use as an office. What in 1895 were compartmentalized service rooms is today an open, open and breathable space: the change was made in the comprehensive rehabilitation.
First floor: three bedrooms and two full bathrooms. The wall of the office preserves, under the current plasterboard, the original stone and wood masonry from the end of the nineteenth century. If the new owner wants to recover it, it is enough to dismantle; The load-bearing walls are almost a meter thick.
Attic: open space added in the rehabilitation by means of a signed structural calculation, with skylights, floating parquet and a temperature naturally regulated by the thermal inertia of the walls. Designed for the quiet life: reading, office, play, whatever each one decides.
WHY THIS HOUSE WON'T FALL (AND WHY IT WON'T FALL)
When the current owner, an engineer by profession, undertook the comprehensive rehabilitation twenty-five years ago, he commissioned the structural calculation to a colleague and applied safety coefficients well above the regulatory standard – in his own words, "because it was my house and steel is worth little". The result: a combined structure of original stone, wood and massive reinforcement with steel beams and reinforced concrete slabs. Concrete under the wooden structure and concrete slab in the kitchen and service floors. Steel top cover finished with tile. Perimeter stamped concrete around the entire building, executed to neutralize the "sugar cube" effect typical of nineteenth-century load-bearing walls. The humidity – and here any owner of an old house will recognize the frankness – is not zero-canceled, but today it is negligible.
To this is added a fact of the environment that weighs more than any reform: after the flood of 1983, the administrations undertook a comprehensive channeling of the river that has eliminated the problem. The house, which in 1983 had water on the ground floor, has not been seen again: it has not even reached the garden in the last two decades.
SUPPLIES AND CONNECTIVITY
Natural gas: the house was the second largest gas subscriber in the whole of the Basque Country and retains the contract. State-of-the-art boiler installed in 2024, with independent thermostats per plant. Euskaltel technical priority fibre optics, with speed and stability well above the residential standard. Central natural gas heating distributed throughout the house.
ABOUT THE ADJOINING HOUSE
The villa shares a base construction with an adjoining house, separated by a party wall and a fence with vegetation in the garden. Effective privacy is high: the mature vegetation of the hedge and the layout of the plot make visual contact with the neighbouring property essentially nil. The current neighbors have been living there for years; discreet people, without noise, of the "live and let live" style. The practical reality of a well-designed semi-detached house: the feeling of a free-standing single-family with the constructive and energy economy of a shared wall.
WHAT'S OUTSIDE THE DOOR
Renfe station a minute's walk away. Bilbao in 18 minutes. Bus stop in front. Arrival of the Bilbao Metro in Galdakao scheduled for 2027, with five stations and a committed investment of 360 million euros. Hotel Iraragorri and Petit Comité restaurant – one of the best rated in the Basque Country on TripAdvisor – literally next door. Galdakao-Usansolo Hospital a short distance away. Free public parking of the football field 100 meters away, in addition to the two own spaces.
Galdakao is trading approximately 35-40% below Bilbao capital with the same connectivity, and the difference will be reduced when the Metro comes into operation. That is, today, the best news for those who buy.
QUALITIES
Porcelain stoneware floors in wet and walkway areas, natural wood on main floors and floating parquet in the attic. Original exterior carpentry made of wood and iron, preserved and maintained. Plastered and plastered enclosures. More than two full bathrooms.
The house is ready to move into. It does not require structural work or rehabilitation: at most, redecoration or interior design intervention according to the taste of the new owner.
THE NEIGHBORHOOD
Quiet street with five single-family homes and two residences. It can be reached by car, train, bus and, from 2027, by metro. Discreet neighbors, people who live and let live. The offer of semi-detached villas with this combination of plot area, condition, connectivity and architectural uniqueness in Galdakao can be counted on the fingers of one hand. At the time of publication of this announcement, the rest of the fingers are free.
